Keep clear access to the site for demolition if required.
Skip will be arranged for rubbish.
We will arrange tools required for planned work.
We will make sure the site is safe and fully protected at all time.
Our team will arrive on site then starts marking according to the drawings then dig the foundations according to building regulations.
Foundation Strip, 600 mm wide, depth a max of 1 meter or more subject to ground condition to comply with building regulation below the existing ground level.
Building inspector need to visit the site to approve the foundations this will be arranged by us then only we can proceed to the next stage.
If required, reinforcements will be laid within the foundation.
Concrete footing will be poured in and levelled
Drainage & Services
Pipe work, drainage and services will then be laid within the foundations
We will build up the damp-proofing course (DPC).
DPC would be positioned min 150 mm above the ground level.
Concrete lintels used into the brickwork below the DPC and over the drainage services crossing if required.
Building Control inspector will carry out another inspection for the flooring & DPC as per building regulations.
Flooring min 150 mm well compacted hard core, then a layer of 50 mm sand binding 1200 G polythene DPM
Insulation min 100 mm over concrete slab , 75 mm sand cement screed,
Cavity wall to be built with below DPC level and continue above with facing brick to match the existing house bricks wall.
100 mm Cavity fully insulated with dritherm 32 insulation bats.
Inner skin 100mm thermalite blocks and ties with S/S wall ties, placed at 450 C/C vertically & horizontally staggered, 225 C/C vertically at ravels.
Cavity to be closed with a cavity closer where doors & windows required.
Lintel would be catnic type.
The next step in the process is to build the extension roof.
Skylight will place as per client instruction or showing in the drawing
On site using graded timber specified by project structure Engineer
Joist in centre 450 mm. Joist Noggins
Flat roof with fibre glass materials or felt roof or as per customer requirement.
Lead work as and where required.
UPVC soffits & facia, gutter & down pipe installation.
Windows and doors
UPVC door & windows installed with guarantee.
Breaking through internal work
First-fix carpentry, plumbing and electrics will be completed
Studwork walls will build with door linings fitted and pipes boxed where required.
Now is the time to seal off the extension from the rest of the house.
Steels will be installed in place, along with pad stones that have been approved by Building Control
Joins will be fixed.
Now you need a council building inspection before we proceed to next stage.
Celotex insulation is cut and fitted within your extension wooden joist.
Walls& ceiling will be boarded.
Plastering of newly build area of extension, if required in existing part of the house too.
Once plastering done then must be left around a week before decorating can be carried outto get dry as required but we can carry out other work during this week.
Second-fix electrics will be carried out, which means sockets will be made live, switches will be put in place and lights fitted and waterproof electric socket in the rear garden as well rear security sensor lights.
Second-fix plumbing means taps hot & cold, radiator and garden tap will be installed and connections to be made.
Flooring will be laid
Kitchen will be installed, if applicable
Painting & Decorating
Preparation and decoration of constructed areas.
All new woodwork will be properly primed before being fixed in position.
All coats will be applied by brush, rolling or similar methods.
Apply one undercoat and one top coat full gloss paint to all woodwork apply one mist coat Prima sealer and two top coats vinyl emulsion paint to walls and ceilings.
Each coat will be thoroughly dry before subsequent coats are applied and rubbed down with fine waterproof glass paper and/or pumice between coats.
Report any issues such as leaks, electrical problems, heating system issues, or sticking doors and windows to the relevant trades to get them fixed as soon as possible
Completion & Handover+
Now your Extension is completed a council building inspector is called on site for the last final visit.
The inspector will check the Extension thoroughly then finally agree that your Extension is safe secure and built to council rules and regulations.
Council Completion Certificate
Once the building inspector has agreed to completion you will be issued with a council completion certificate.
This certificate takes a few weeks to arrive and comes via post.
Electrical Safety Certificate
We will be issued with an electrical safety certificate giving you peace of mind your Extension electrical work is built to industry rules.
Gas Safety Certificate
If any gas work is undertaken then Gas Safety certificate is issued.
Gas work boiler installation, mega flow system, etc. Shower room does not come under gas work and gas safety certificate is not issued over that.
